The integration provides users with a comprehensive suite of metrics designed to streamline underwriting and asset management. Subscribers can now utilize calibrated cap rates, asset value indices, and risk-adjusted return estimates alongside College House’s existing supply and occupancy data. This move effectively bridges the gap between specialized student housing intelligence and the broader analytical standards used across commercial real estate.
A central feature of this release is the introduction of University Grades, a proprietary scoring system that evaluates the long-term rent growth potential of nearly 180 schools nationwide. By combining these scores with forward-looking analyst commentary, the platform allows clients to benchmark market performance against regional and national trends without switching between disparate tools.
College House currently tracks over 3,500 properties across 280 collegiate markets, representing more than 1.5 million beds. According to Charlie Matthews, General Manager of College House, the expansion allows clients to leverage institutional-grade investment analytics directly within their familiar workflow. Andrew McCulloch, Chief Analytics Officer at Green Street, noted that the integration aligns with the strategic vision established during the 2025 acquisition, aiming to provide a unified toolkit for capital allocation.
