Provident Industrial Finalizes Gateway Logistics Park in El Paso
Rising from a speculative bet on regional supply shortages, Provident Industrial has finalized the final phase of its Gateway Logistics Park in El Paso. The completion of three new buildings adds 497,280 square feet to the development, capping a 1.42 million-square-foot project designed to capture burgeoning cross-border manufacturing demand.
Chris Martin, SVP of Southwest Industrial Development & Acquisitions, noted that the project was initiated in 2021 based on a stark market reality: the local industrial landscape was dominated by facilities dating back to 1989, with very few modern buildings offering 32-foot clear heights. Despite breaking ground in 2022 without pre-leased tenants, the firm pushed through four construction phases. The project has now been fully delivered, with the final phase transferred to an institutional investor under a forward purchase agreement.
