Brennan Investment Group Recapitalizes 22-Building Industrial Portfolio

Brennan Investment Group has completed the recapitalization of a 1.2 million-square-foot industrial portfolio spanning Moorestown, New Jersey, and Nashville, Tennessee. The transaction encompasses 22 buildings across 116 acres, marking the firm's third successful recapitalization of the Moorestown assets since their initial acquisition in 2017.

The portfolio, currently 94% leased, features Class B industrial facilities with an average suite size of 16,100 square feet. By reducing excess office space and modernizing functionality, Brennan has repositioned the Moorestown assets to serve as light industrial hubs. The firm’s long-term strategy focuses on infill markets where supply remains constrained, providing investors with liquidity while maintaining operational control over the properties.

In Nashville, the recapitalized assets include the Harding Commerce Center, located near the international airport with direct access to Interstate 24. These buildings, alongside the New Jersey sites, benefit from high connectivity to major metropolitan centers. According to Kevin Brennan, the firm’s Chief Investment Officer, the move underscores a disciplined approach to managing multi-tenant assets in high-demand regions. The company continues to oversee 3.2 million square feet in the Philadelphia area and is currently developing an additional 600,000 square feet of Class A industrial product in the Nashville market.
